Your Job

The Director of Digital Infrastructure will be responsible for sourcing, screening, execution and management of investments, partners and portfolio companies, specifically focused on the digital infrastructure space. The Director will be tasked with developing new investment strategies and the development and execution of planning, strategy, and research initiatives within digital infrastructure. 

Our Team

The Director will be an active member of the Koch Real Estate Investments (“KREI”) team. KREI is the real estate investment arm of Koch Industries, the second largest privately held company in the US with over $125bn in revenue. Since 2003, Koch has completed over $130bn of acquisitions and investments. KREI is active in the private and public markets and makes financial investments throughout the capital stack of real estate assets and operating companies. KREI’s investment activities seek to generate attractive risk-adjusted returns, with a focus on value-add and opportunistic returns. 

What You Will Do

  • Executes market due diligence for potential acquisitions and new opportunities

  • Sources and screens new investment opportunities for marketed deals via brokerage community; for off-market deals via established and new industry contacts
  • Industry research and analysis
  • Financial analysis, valuation, modelling
  • Supports in negotiating, executing, and implementing agreements and all other leases, contracts, and binding legal documents
  • Executes transactions and conducts operations due diligence for target acquisitions
  • Maintains a level of knowledge of current portfolio operating performance and resourcefully incorporates it into the underwriting process to enhance accuracy
  • Coordinates ongoing research of the digital infrastructure industry to identify market trends and related information for analysis in defining investment strategies
  • Manages existing portfolio companies, including reviewing annual budget and long-term business plans 

Who You Are (Basic Qualifications)

  • 5+ years of experience in the data center industry sales/business development (including but not limited to Cloud, Colocation, Telcom or Network) or data center investments

  • Working knowledge of the data center industry is essential
  • Transaction experience in the data center space, with data center knowledge of operating metrics and technical performance capabilities
  • Hands on transactional due diligence experience
  • Understanding of capital markets and structuring complex real estate
  • Experience in preparing operating memorandums and/or detailed valuation presentations
  • Bachelor's degree 

What Will Put You Ahead

  • Bachelor's degree in Accounting, Finance, or Real Estate Finance

  • 8+ years of real estate underwriting and transactional experience
  • Experience with enterprise and hyper-scale clients
  • Experience in helping customers with colocation and cloud strategy
